🏡Property of the Week - Presented by Greeff Properties

Mountain View Estate, Sandbaai West

Situated in a secure estate in the sought-after Sandbaai West, this 2-bedroom, 2-bathroom home offers excellent potential for those looking to invest or enter the property market.

The main bedroom features a private en-suite bathroom, while a second full bathroom serves the home and guests. The living area flows into a bright sunroom - the perfect spot to relax and take in beautiful mountain views.

A single garage provides secure parking, and the location is a real standout - just a short distance from Curro School and Whale Coast Mall, making it ideal for families and professionals alike.

While the home would benefit from some modernisation, it presents a wonderful opportunity to add value and create your ideal space. Whether you're an investor, a first-time buyer, or simply looking for a project with great bones - this one ticks all the right boxes.

Business Of The Week: Juné Joubert Art

Juné Joubert

There's a painting in Juné Joubert's story that happened before she ever picked up a brush again, the moment she stopped waiting.

Juné grew up in Wellington with a beach house in Pearly beach, so the mountains and coastline of the Overberg were never entirely foreign to her. But when she and her husband relocated to Hermanus at the end of 2020 - her co-pastor at Shofar Christian Church - she with her art supplies in a box and two kids in tow, it was still a leap into the unknown. These days, the town fits. You're as likely to find her taking a cold early-morning dip at the Marine Pool as you are to find her at her easel, and when life allows, the family loads up and heads out to camp somewhere in the Overberg. It's that kind of life - outdoors and rooted.

"Heimweë" 800 x 1200mm - Acrylic on canvas.

Then she fell pregnant with their third child, and something shifted in her creative life too. "If I kept waiting for the perfect moment, it might never come," she says. So she didn't wait. She unpacked the box.

Her first piece in this new chapter was a loose, expressive landscape she called Goue Storm - golden, turbulent, and honest. It captured exactly where she was: grieving the deep friendships and long summer storms she'd left behind in Mpumalanga, while standing at the edge of something new and unwritten.

That painting cracked something open. What had always been a private emotional outlet began drawing the attention of others, and what started as a personal practice quietly became a small business.

Lewende Storm" 430mm x 510mm acrylic on canvas

Juné works in expressive, emotionally-charged landscapes and portraiture - particularly ethnic portraits that reflect what she describes as a love for the richness of South Africa. Her work has a charged, unresolved quality to it, the kind that doesn't tell you how to feel. She's spoken about struggling to put her inner world into words, and her paintings carry that they're less about explanation and more about invitation.

Each piece is rooted in her faith, shaped by what she says she senses God doing in her own life at the time of creation. For Juné, selling original art isn't a transaction so much as a transfer - something real and personal passing from one person's hands into another's home.

She lives in Hermanus with her husband and their three children.

Legal Piece of the Week: Property & Co-Ownership

Director Tiaan Esterhuyse from The Big Small Firm

What you need to know before buying property with someone else

In today's economic climate and with the rise of property prices, especially in Hermanus and surrounds, co-ownership of immovable property is increasingly common. Whether it is investing in property with a business partner to generate rental income or purchasing a home with one's significant other, co-ownership is often financially expedient, allowing purchasers to combine their income to afford larger deposits and potentially secure better interest rates on home loans.

While it may offer economic and practical benefits, co-ownership also introduces legal and financial risks that are often overlooked.

Purchasing Property Together

Co-ownership simply means that two or more people or entities jointly own a property. Each owner will hold an undivided share in the property, which may be equal, or proportionate to their financial contribution toward the acquisition of the property.

The Financial Reality

If there is a bond, the bank will usually require both parties to be jointly and severally liable. This means if one person defaults, the other may be held liable for repayment of the full loan amount. Co-owners are also responsible for ongoing property expenses, including municipal rates and taxes, levies, maintenance and repair costs. Should one person refuse to contribute for whatever reason, the other person may be forced to cover these expenses to protect the property and avoid arrears or service interruptions.

Life Happens: Death, Divorce or Disputes

The dynamics of a co-ownership can quickly change when the relationship between co-owners breaks down or when co-owners begin to disagree on major property-related decisions, such as selling, leasing or renovating the property.

Additionally, in the event of a party passing away, their share in the property forms part of their deceased estate and is distributed according to their will, or, in the absence of a valid will, in terms of the laws of intestate succession. Accordingly, the surviving co-owner does not automatically inherit the deceased's share. If the share is bequeathed to heirs or beneficiaries, this may lead to conflicts with the surviving co-owners.

The Missing Piece: A Co-Ownership Agreement

When properly regulated, the risks of co-ownership can be minimised, allowing co-owners to enjoy the benefits of ownership with greater certainty and peace of mind. A well-drafted co-ownership agreement is essential and should cover:

  • Who pays for what

  • How disputes are resolved

  • What happens in the event of death, termination of the relationship, or a decision to sell

  • Practical arrangements regarding the use and occupation of the property

  • The decision-making process relating to the property

Final Thought

Buying property together can be a smart and practical solution, but only if approached with clarity and proper legal planning. Planning upfront can prevent significant conflict later.

It is not about complicating the co-ownership - it is about ensuring that each co-owner's rights, obligations and intentions are clearly defined and protected.

Any remaining funds raised go towards providing financial support to sporting learners.

The festival takes place on 28 March and features Under 14 and Under 15 fixtures across two fields. Please see the attached programmes for the full match schedules.
